The Property Manager is responsible for providing multi-site direct facilities support of owned and leased properties. In addition this role manages and leads field and office teams, while overseeing vendors. The Property Manager strives to maximize cash flow and enhance value through comprehensive property supervision and planning. In addition, the Property Manager will display excellent communication skills by developing and maintaining excellent tenant relations, while maintaining and improving the physical assets.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Assumes overall physical and financial responsibilities of designated properties as assigned Works with tenants and handles all tenant relations and related issues Works in conjunction with Regional Store Operations Management Plans, organizes, and supervises in house work crews, outside vendors, activities, and staff involved in the coordination, maintenance and administration of assigned owned/leased property, etc. Evaluate proposals and bids for all repair and maintenance services; recommend bid acceptance Responsible for the approval of all regional invoices, expense reports, lease/rent reports, and budget reports Work in conjunction with Director and Sr. Property Manager in the evaluation, execution, and management of capital site improvements Interface with Property Management Contract Administrator with all contractual services Maintains a record and comprehensive property file for each assigned property and performs comprehensive store and plaza inspections quarterly at each location to be filed electronically Conduct due diligence investigations for potential acquisitions Develop network of contractors for skilled trades and general maintenance work Coordinate, plan and execute construction or other capital project activities as required Ensure Landlord obligations are fulfilled in compliance with lease agreement Perform and/or oversee inspections Represent OSJL at meetings about zoning or other property/RE issues with towns/municipalities Timely completion of all tasks, assignments and projects. Perform general clerical duties as needed Must be 100% available for all emergency calls (on call 24 / 7).
EDUCATION & EXPERIENCE REQUIREMENTS:
Working knowledge of critical building systems and testing(M&E, HVAC, Safety) Understanding of Real Estate practices. Understanding of construction processes, means and methods. (RFP through Punch list) Big Picture perspective with detail orientation and excellent follow through. 10 years in a directly related RE/Property Management field or minimum 5 years direct RE/PM combined with appropriate and related education. Working knowledge of database management CMMS system for monitoring/reporting(Verisae). Knowledge of EMS systems. Ability to oversee utilization with regional team. Proficiency in “on-site” property assessment, evaluation and recommendations. Working knowledge of health & safety regulatory agencies-(OSHA, EPA etc.). Expert at property management principles, actions and standards, as applied to public facilities. Ability to evaluate bids from contractors and develop bid specifications. Experience with multi-site/state property management and knowledge of all applicable RE laws. Ability to understand lease documents, technical data, safety codes, blueprints and site plans. Ability to communicate effectively and professionally with all levels of management, vendors and contractors; both written and verbally. Ability to develop one on one relationships with tenants and landlords. OTHER SKILLS AND ABILITIES:
Competent in word processing, spreadsheet, email and internet use Excellent Time Management skills and multitasking abilities Strong customer service/tenant relation skills; professional demeanor Current driver’s license; ability to travel between multiple stores as necessary
